      Hackensack - Main Sat (382 units), Franklin Lakes - Ewing Ave (275 units)
      Park Ridge - Kinderkamack Rd (240 units), Wayne - Route 23 South (223 units)
      Fort Lee - Park Ave (450 units)
  • Millennials are rental generation (1. Late start of their career due to recession, 2. Huge student loan, 3. Having good time being single)  
  • Another large group: potential buyers and renters for townhouses / condos / apartment
     → Baby boomers  (Two groups are called 'Bookends')
  • Jersey City has 4 multi-family development projects → $900 Million
  • Fort Lee, Modern II (47 stories) → Largest project in Bergen County
  • Possibly to follow European trends → More rent than own home / don’t have cars
  • American phenomenon (House ownership) is impacted by slow income growth & high living cost

  • Roosevelt, River Edge → E 89%, M 89%  /  Fort Lee #1 → E 87%, M 92%
  • Upper School, EC → E 86%, M 85%   / Hillside, Closter → E 87%, M 85%
  • Lindbergh, Palisades Park → E 70%, M 68%   / Anna Scott, Leonia → E 68%, M $82%

1. Let’s keep Hudson-Bergen Light Rail project in right track  

  • 17 years ago, this light rail began to operate in Jersey City
  • NJ Transit’s light rail system → One of most successful in the nation (50,000 daily passengers at 24 stations)
  • Expectation: 24,740 passengers will board at 7 new stations → NJ is corridor state
  • Need to make sure the state representatives on Capital Hills redouble their efforts to secure federal funds for HBLR and new Gateway Rail Tunnels projects
  • HBLR is expected to get $300 Million ~ $500 Million from New Starts program (Total cost about $1 Billion)
  • Hope this extension is so successful → could extend further north to Bergen County
  • Public hearing on 04/24 in Englewood, NJ

  • 'Natalia Kim' graduated from Rutgers with Criminal Justice major
  • Speaks 3 languages (Korean, English & Spanish)
  • Will work as a traffic police

  • Town is used to be dry town / Only BYOB → making new ordinances for liquor license 
  • Currently only 1 license exists, but not used.
  • If new ordinance passed in May, restaurants can get licenses by from auction
